Importance of Sealcoating

Asphalt is the best paving material in terms of cost, speed, versatility, durability, and cost. Asphalt surfaces are used to pave roads, driveways, parking lots, and pavements. Maintaining a well-kept asphalt surface must reflect a positive image for your commercial property and municipal premises.

Asphalt paving is made up of stone aggregates, mineral fillers and asphalt cement binder. The paved surface you see is essentially the top layer of a whole bed of graded stones aggregates. The ground conditions and expected traffic will determine the depth. Asphalt's layered structure prevents water from getting absorbed by the asphalt aggregates. This makes the surface more durable and increases its load-bearing capacity.

Key Benefits & Process of Sealcoating

Sealcoating is the process of applying an emulsion-type product to your asphalt surface. This seals and fills any cracks or voids, and protects against further damage. Sealcoating is a great way to prolong the life of your asphalt paving.

  • It creates a uniform coating that improves the visual appearance and quality of the paved area
  • Protects pavement from chemicals, salts, and moisture. Resists oxidization due to exposure to the elements
  • It Smoothens the surface and makes it easier to sweep, shovel, and clean.
  • It has a rich, deep, dark appearance that retains heat. This causes the accumulation of ice and snow to melt faster.
  • It is a cost-effective method to repair small cracks or eroded areas
  • Increases asphalt paving's overall value.

Different types of coatings

Asphalt emulsion sealers, which are less expensive, require more product management and offer less protection from chemical spills. Consider the intended use of the coating and the pavement conditions before you choose your coating.

When and How Often Do You Sealcoat?

After one year of asphalt paving, sealcoating should be done. It is usually repeated every two to three more years. You may want to schedule sealcoating, crack-filling and asphalt repair services more often, depending on traffic and ground conditions.

Sealcoating Process

To ensure that the product cures properly, it is best to schedule your sealing job for around 4-7 degrees Celsius. The process can be done quickly and easily with a squeegee. For larger surfaces, spraying is recommended. Our crew will clean the area from dirt, stones, and other debris before applying sealant. We also use a pressure washer for crack cleaning and heat flash any areas that may have oil or petroleum product spill marks.

We recommend that you allow the area to dry for 48 hours after application. Be aware of leaves and debris that could damage the emulsion coating. You will need to close off any parking lot, driveway, or road that has been repaired or sealed until the new paving can be used.

Asphalt isn't usually burned by wildfires. The most significant dangers to the pavement from fires are cracks, deformation, landslides, and the potholes that follow.
