When and How Often Do You Sealcoat?
After one year of asphalt paving, sealcoating should be done. It is usually repeated every two to three more years. You may want to schedule sealcoating, crack-filling and asphalt repair services more often, depending on traffic and ground conditions.
Sealcoating Process
To ensure that the product cures properly, it is best to schedule your sealing job for around 4-7 degrees Celsius. The process can be done quickly and easily with a squeegee. For larger surfaces, spraying is recommended. Our crew will clean the area from dirt, stones, and other debris before applying sealant. We also use a pressure washer for crack cleaning and heat flash any areas that may have oil or petroleum product spill marks.
We recommend that you allow the area to dry for 48 hours after application. Be aware of leaves and debris that could damage the emulsion coating. You will need to close off any parking lot, driveway, or road that has been repaired or sealed until the new paving can be used.
